High atop Grove Hill, the Bancroft House remains a constant reminder of the history and spirit of Chagrin. Considered a grand mansion when it was built in 1878, the home has majestic views of the Village, all the way out to the Civil War Memorial in Evergreen Hill Cemetery. The historic property is bordered along Main Street by a handsome old stone wall built by local workers through the WPA during the Great Depression.

Western Reserve Land Conservancy is now soliciting purchase offers for the Bancroft House,  real property located at 3 West Summit Street, Chagrin Falls, Ohio 44022 in Cuyahoga County.

The Bancroft House includes an approximately one half-acre lot containing an historic and iconic Italianate-style home and a detached 2-car garage/Carriage house built in 1883. The approximately 2,840-square foot home contains 10 rooms including 5 bedrooms and 2 full baths.

THE PROPERTY WILL BE SOLD AS IS. At the time of transfer of the Bancroft House, restrictions will be placed on the half-acre lot which will include: (a) limiting the lot to only one residential dwelling, (b) prohibiting the Bancroft House from being demolished, and (c) requiring that all future exterior changes to the house be subject to review and approval of the Chagrin Falls Village Architectural Board of Review (ABR) and the holder of the restrictions.

All bids will be considered based upon the information provided therein and in the sole discretion of the Land Conservancy. The Land Conservancy’s role in this process is to fulfill its conservation mission and the goals of the local community and will consider all bids on this basis. The Land Conservancy has the right to negotiate with any and all bidders and is not required to accept any bid. The decision made by the Land Conservancy as to the
successful bidder shall be final.

The Land Conservancy will reply to all bidders by May 13, 2020.
